Charters is our exclusive agent for the new homes we’re building at North Stoneham Park and, as we move on to the next exciting phase of construction at Homewood Park, we asked Charters’ Chairman, Robert Mott (left) for his views on the current state of play of the property market.
‘In terms of the local market, our offices in Chandlers Ford and Romsey took on over 100 new instructions in the three months to the end of November and sale to stock ratios are high,’ he explains. ‘Thankfully, the market remains robust for those needing to move for changing personal circumstances and viewing numbers are good. Sensibly priced properties across the price spectrum are generally selling within a month of entering the market place and interest in new-build property is particularly strong at present. We’re seeing a great level of reservations at North Stoneham Park and the amount of new customers visiting the site early in 2019 has been tremendous.’
That should come as welcome news to those thinking of selling their existing home and making a move to the Park, but who is likely to benefit most from this positive market sentiment?
‘Well, first-time buyers continue to benefit from the reduction in buy-to-let investors across the market,’ Rob reveals. ‘Mortgage interest rates remain low and the Budget announcement of the two-year extension for Help to Buy for first-time buyers from April 2021 to March 2023 has been warmly welcomed – this is reflected in the strong uptake of Help to Buy funding we’re seeing at North Stoneham Park.’
What about those who are purchasing new homes at North Stoneham Park as investment properties?
‘Our lettings market continues to perform well, with demand levels exceeding supply and available stock letting quickly,’ says Rob. ‘Strong demand is ensuring rental values are holding firm across our area, with detached properties letting in the region of £1,500 per month and apartments for £720. In the main, prices are slightly lower than across the South East as a whole.’
